Today, once again, I got a question about the cost of building a house:
Good morning, we are planning to build a house in the near future. We wonder whether it is cheaper to build a house than to buy a large flat. Can you tell us how the construction of your house went about the price you paid for it?
I will not tell you how much we have achieved, but I will answer the question in a different way.
A house cheaper than a large flat?
That is all a relative matter. Someone considers a large flat to be 80 sqm in size, someone thinks it’s over 120 sqm.
There are apartments in the city centre or in trendy districts, there are apartments with different finishing standards from different developers.
You can always find a flat that is more expensive than the house, and vice versa.
What about the measure?
The house can be built for several hundred thousand USD, you can (you also have to consider the price and preparation of the plot). You can also have a home for a million, several million USD. This is not so much about the size of the house, but about where to locate it, what to put inside and how to finish it.
Again we have a similar situation: a house can be cheaper if we choose cheaper finishing options, if we already have a plot of land, etc.
What is more expensive to maintain – a house or flat?
The house is a plot and a garden, the house is its facade, balconies, gutters, conservation from top to bottom. Sometimes it is also a cost: you from insects, a gardener, a bruiser… Sometimes a huge hailstorm or a harsh winter can make us pay for a few hundred or several thousand dollars.
The annual cost of living of a house can often be compared to the annual sum of monthly rentals, and can sometimes be lower.
However, we must remember that if we want to reduce our bills in some way at home, we must first invest in things and systems that will help us achieve these savings, such as installing a heat pump, insulating the house well, cutting in the installation of solar panels…
In the case of a flat, we do not have to worry about such things at least in part, because it falls on the housing community, and all this is covered by the rent.
Apartment/home and car
Let’s not charm ourselves – an ordinary bread-eater in the city centre is unlikely to build a house for himself. If you want to be close and on foot everywhere, the best option is to live in a flat. If you decide to go for a house outside the city, you have to consider additional costs associated with commuting. And we save quite a lot in terms of vehicles.

FROM MY PERSPECTIVE:
Looking at our house, comparing it with a large (200 sqm) apartment in the centre of the nearest big city… Well, the house was more expensive. Its maintenance costs are not cheap either. But there are new houses in the vicinity, of the area of 100-120 square meters, half cheaper with the market value of this 200 square meters long flat. They are finished in a different way, in a completely different standard. Unfortunately, it is difficult to answer such questions without giving specific figures.
